Dedicated Supply Chain Advisory, Location Selection, Real Estate Acquisition, Business and Economic Incentives


  • In order to meet e-commerce fulfillment growth needs, evaluated distribution facilities within two regions – the Midwest and the Southeast – in order to purchase or lease a third dedicated e-commerce facility.
  • Procure a facility that served an immediate need for 300K s.f. to 500K s.f allowing for expansion up to 800K s.f.


  • Over a 30 day period, conducted a comprehensive Location Selection process across states including IN, KY, OH, IL, TN, and GA and toured 28 buildings to understand qualitative and quantitative trade-offs between transportation costs, abundant and experienced labor forces, tax structures and incentives in each market.
  • Effectively leveraged two of the finalists – Ohio and Georgia – against one another in order to leverage the greatest possible state incentives as the project procured approximately 900 jobs.
  • Analyzed a lease versus sale analysis to minimize expansion risk and achieve long-term control of asset.
  • Selected Pendergrass, GA, located within the Atlanta submarket, as the optimal location.
  • Within five months of commencing the project, negotiated a purchase agreement that enabled the Client to immediately begin operations in a 810,000 s.f. cross dock distribution facility that efficiently serves the Client’s e-commerce distribution objectives in the Southeast.
