JLL's Project Management team delivers unique corporate headquarters & savings for Tronox in Stamford

Tronox is the world’s largest producer and marketer of titanium ore and dioxide (TiO2), and second largest producer of zircon, with over 4,000 employees spread across all five continents. Tronox’s products are components of everyday applications such as coatings, plastics, paper, ceramics, refractories, and TV glass.

Originally headquartered in Oklahoma City, Tronox recently relocated to Stamford, CT, engaging Jones Lang LaSalle to serve as Project Manager for the build-out of 30,000 square feet of high-end space over two floors at One Stamford Plaza.

Initiatives
• JLL obtained the space from the building owner completely empty and fully gutted.
• JLL worked with Tronox to design and build a high quality and unique office space, managing first the design team and then the construction team to deliver the project on time and under budget.
• Features of the space include 43 private offices, 32 workstations, a large reception area, a boardroom with over 20 seats and electrified glass, video conference rooms with Smartboards, eight conference rooms, a pantry and office support areas.
• The space utilizes white paint made from the pigments manufactured by Tronox, wood doors manufactured in South Africa and specialized ceilings from Germany—representing some of the major countries in which Tronox operates.

Results
• The project provided for the relocation of over 40 Tronox executives and 30 support staff.
• While Tronox requested various changes throughout the process including conversions of offices and conference rooms, new furniture, and special glass, JLL remained able to deliver the project on time and under budget.
• As a result of JLL’s collaborative relationships with the design and construction teams, it was able to value engineer and negotiate change orders resulting in a net saving of over $200,000.
