JLL & Ascena Retail Group: A new corporate headquarters for dressbarn

Challenge

When Ascena Retail Group, Inc., the parent company of dressbarn, sought a property that fulfilled the company’s vision for a new U.S. headquarters location, executives called upon Jones Lang LaSalle. Among Ascena’s requirements was the creation of an upscale workplace environment where associates could meet informally.


Approach
Upon identification of several potential locations, JLL’s Project Management and Transaction teams worked together to develop due diligence reports highlighting each location’s risks and capital budget costs to determine the optimal property for purchase. JLL identified a property that satisfied most of Ascena’s requirements, however the building had been vacant for four years and possessed an antiquated infrastructure system.  After analyzing the necessary improvements required to elevate the building to the standard required by Ascena, JLL aggressively negotiated and facilitated its purchase.

Upon completion of the purchase of the building, JLL’s Project Management team oversaw design and construction for Ascena, including:

• Analyzing and recommending building systems to maximize ROI
• Installing a three-story atrium slicing through the existing building structure to facilitate a community setting
• Installing a state of the art glass curtain wall system and MEP infrastructure

Results
Ascena was able to relocate to a top-drawer new facility on a 26-acre campus setting with a full-service café, fitness center, rooftop garden and other sought-after amenities with a target towards LEED Gold certification. JLL’s Project Management team negotiated over $2.5 million in fee and construction cost reductions.
