Piedmont Office Realty Trust

​Challenge
Piedmont Office Realty Trust selected Jones Lang LaSalle to execute the disposition of its three tenant, 787,000 s.f. industrial portfolio in Greenville, S.C. Piedmont had targeted these assets for disposition, as they were the only remaining industrial properties in its portfolio. JLL’s Carolinas Industrial Team partnered with JLL’s Chicago National Capital Markets Team in order to best serve Piedmont.

Process
By combining local leasing and capital markets knowledge with the national capital markets platform, JLL created a narrative that drove value for Piedmont’s portfolio. The buildings were positioned as assets with below market rents, Class A attributes, and substantial future upside potential due to improving user activity and a tightening Class A industrial market.

Results
Leveraged multiple qualified offers to increase pricing from a highly qualified buyer that had already presented a purchase offer on the assets.
