Greensboro Park: Managing renovations and controlling costs

Background
Greensboro Park, located in the Tysons Corner submarket of McLean, VA, comprises 8180 and 8200 Greensboro Drive. The park is prominently located at the intersection of Greensboro Drive and International Drive, overlooking the Galleria at Tysons II. Immediately after the purchase of the building, the new owner enlisted Jones Lang LaSalle’s management team to complete several lender-required capital projects from start to finish, on a short timeline.

Challenge
Jones Lang LaSalle was awarded the $1.5 million project during the first quarter of 2011 and worked within a required 18-month timeline, with a scheduled completion date of May 1, 2012. While the buildings remained 75% occupied, the team was tasked with completing multiple building renovations, including roof and heat pump replacements (100 pumps), wet sealing the windows, caulking the mullian joints and replacing domestic water pumps. JLL was also responsible for garage concrete repairs, foundation wall caulking, cooling tower sand filter replacement, emergency generator replacement, electrical vault/foundation wall repairs and water intrusion/mold remediation. Due to extensive leaking overlooked by previous management, the water damage and mold remediation were a primary focus immediately after JLL took over management of the buildings. Tenants saw immediate improvement in energy efficiency once the roof was replaced.

Results
The extensive work at Greensboro Park was successfully completed four months ahead of schedule and eight percent under budget. Utility costs also dropped eight percent year-over- year post-renovation due to increased energy efficiency. 8180 Greensboro Drive improved its ENERGY STAR® score by 60 points, and 8200 Greensboro Drive improved its ENERGY STAR® score by 50 points. Jones Lang LaSalle handled all components of the renovation, including writing scopes, preparing bid comparison, project awards, project management, hiring consultants when applicable, cost tracking and more.
