Looking for high-end space in a competitive market

Marler Clark LLP, PS, retained Jones Lang LaSalle to secure a first class office space in Seattle that could be tailored with high-end finishes and provide their staff with opportunities for a work-life balance. To meet the unique needs of the client the brokers engaged a JLL project manager who was able to proactively identify ways to reduce project costs and fast track the design and delivery process.

After exploring several purchase and lease options, the team focused on two buildings, one of which was highly sought after, resulting in a very competitive environment. In addition the firm was looking to secure the most highly sought after portion of the building and it was up to the brokers to secure the most desirable space in the building at below market terms.

After ongoing negotiations with the landlord, the JLL team was successful and obtained the most attractive portion of the 28th floor. In addition, during the negotiations the team was able to reduce the rent obligation by over $333,000 and increase the landlord provided tenant improvements by $155,000.

The use of JLL's project management team resulted in the firm receiving hard-fought landlord approval for non-standard improvements and an additional 10% savings of the total project costs for the client.
