Helping King County Library System improve productivity

Currently the busiest library in the United States, The King County Library System's circulation topped 21.8 million items in 2011 and every non-digital item in the library system passes through their materials handling facility in Preston, WA for sorting and distribution. The equipment installed to handle the high volume made the process of relocating costly and disruptive.

The King County Library System retained JLL to analyze the market and assist in negotiating a successful new lease package for its 29,000 square foot space, with a specific focus on cost reduction, long-term predictability of expenditures and enhancement of comfort for employees.

JLL's strategic approach was oriented to create maximum leverage for KCLS, which involved examining existing inventory in the market and researching potential new build to suit facilities. JLL also analyzed the original base lease document and subsequent amendments to negotiate a series of secondary lease points to better protect the library on a long-term basis.

JLL identified a number of viable alternatives for KCLS to consider as relocation possibilities, which were used to leverage the optimal lease renewal package. KCLS was able to secure a ten year lease renewal that lowered the base rent costs by 35%, provided long-term reliability in budgeting with below-market fixed escalations, delivered a substantial rental abatement package and supplied a turnkey tenant improvement package along with an additional improvement allowance.
