The Ideal School of Manhattan

Situation / Process
The Ideal School of Manhattan is an independent K-8th grade inclusionary school that offers a rigorous, individualized academic program. Although the school had only existed for five years, its student population had grown significantly, which drove a need to increase its footprint.

The School wished to purchase a location to satisfy a mid-term need for growth that matched its location and budget parameters.

JLL’s diverse platform of services, including its Project and Development Services division, was utilized to provide insightful property evaluations as acquisition opportunities were presented.

JLL sourced a variety of locations for purchase that met Ideal’s established parameters. The team competed with several other schools for the chosen property.

 

Results

JLL secured a 25,000-s.f. property at 314 West 91st Street that formerly housed The Heschel School. The team competed with several schools to win the bid for $480 per s.f.

Due to the delivery condition of the property and fact that the location had been a school previously, Ideal was able to move in with minimal upgrades and capital investment.
