Transcontinental Gas Pipeline Company

Client engaged Jones Lang LaSalle to assist them in a strategic study of the existing space and how the workspace can accommodate their needs for the future.
Client needed to re-configure the entire premises. However, there was over 4 years left on the existing lease.
Jones Lang LaSalle developed a strategic plan to use the term left on the lease to evaluate the marketplace and negotiate with the existing Landlord. If Client were to remain in the location, they also needed swing space to complete the total re-stack of the existing space.
Implementation of the strategic plan resulted in a favorable re-structure of the remaining obligation with a new ten year lease term.
Since client is a regulated entity, the lease re-structured put in place will save a substantial amount of money over time as they would not be able to pass thru any increases in cost to rate payers.
Early re-structure resulted in over $20M of savings over the new extended term.
