Case Study

Toro engaged Jones Lang LaSalle in Minneapolis to evaluate its current situation in Tomah and Baraboo, Wisconsin,to identify relocation options to shorten the distance between the manufacturing plant and distribution center.
Jones Lang LaSalle developed a strategic plan and executed an approach that achieved a long-term solution.
The approach included:
• Evaluate the current situation in Wisconsin
• Uncover and evaluate all potential market options
• Complete advanced financial analysis
• Recommend the best solution to Toro’s real estate team
Jones Lang LaSalle successfully identified a suitable site, selected a qualified development partner and assisted in management of the construction process. This resulted in Jones Lang LaSalle negotiating and executing a 354,192 SF lease for its commercial turf division. This Distribution Center relocation resulted in a savings of $7.5 Million dollars in transportations cost over the term
of the lease. The project was completed in October 2010.
