JLL helps marketing firm find its ideal space for continued growth.

BrandMuscle corporate headquarters relocation

Located on the east side of Cleveland, BrandMuscle’s corporate headquarters was 20,000 square feet, with limited options to expand within the building. A fast-growing company with lease expiration pending in 2013, BrandMuscle executives began to consider their real estate needs in 2010. The company was unsure of where to begin, and brought on Jones Lang LaSalle to assist in the process.

BrandMuscle leadership desired a flexible real estate solution to suit their dynamic business, and best represent its brand image. The company needed a relocation plan that emphasized workplace productivity and efficiency, while concurrently enhancing company culture and retaining its young professional talent.

With the help of JLL, BrandMuscle evaluated many options—spanning suburban and downtown locations, as well as differing building types—and signed a long-term lease in May 2012 for its new headquarters—a two-floor, 42,000-square-foot space at 1100 Superior in downtown Cleveland.

The deal offered aggressive lease terms as negotiated by JLL, including significant free rent, an above-market tenant improvement allowance, flexibility through available termination rights, and expansion and contraction rights. In addition, BrandMuscle received a strong incentive package from the City of Cleveland.

BrandMuscle’s new corporate headquarters poise the company for continued growth, and sends a message of strength and brand positioning to the global market, as well as potential employees.
