Linklaters LLP

Situation/Process

  • Linklaters had a small office in New York for several years but decided they needed to dramatically expand in order to compete in the U.S. market.
  • They retained Jones Lang LaSalle to devise a new occupancy solution with a goal of tripling their footprint in New York while having as much flexibility for future expansion as possible.
  • One of the main challenges Jones Lang LaSalle faced was finding adequate space that would meet Linklaters’ after-hours operating requirements; they needed to be able to efficiently and cost-effectively accommodate a 7/24/365 schedule.

Results

  • After an extensive search of Midtown options, our team secured 40,000 s.f. of space on a single floor at 1345 Avenue of the Americas with an option to add four additional contiguous floors over the next several years.
  • Linklaters has now expanded to 200,000 s.f. on five full floors. To overcome the firm’s after-hours operating requirements, we negotiated a beneficial rate on 100 tons per floor of supplemental condenser water - an amount sufficient to run HVAC fully independent of the base building systems and standard operating hours.
  • By installing this system, Linklaters was able to avoid the high cost of operating the central building system after-hours and proving an extremely cost-effective and flexible solution for their needs.
