Dow Chemical Company


  • Agency assignment to list and sell ±159,000 s.f. second generation manufacturing facility on 26 acres of undeveloped land.
  • Involved DAS to help properly determine value for highest and best use, owner/user and development opinion of values.
  • Engaged professional photographer and marketing department to put together high-level property brochure. 
  • Actively marketed property for approximately one year and obtained local buyer through making calls to local businesses and brokers.  Found Buyer who’s property was going though eminent domain and needed to purchase a property that was much smaller than the subject property.
  • The property had been previously listed with Colliers for three times the price for three years.
  • Needed to convince the seller/client that the asset was not going to command a higher value than what we were able to obtain.

We were able to achieve a purchase price for the seller within the range of our original BOV and their expectations on value.  Additionally, we were able to close on the sale before the end of the client’s fiscal year, so they could effectively get the asset off their books.
