Levi Strauss & Co.

Assignment
Awarded December 2010: Program Management for the re-development of Levi Strauss & Co.'s three US distribution centers totaling 2.25M square feet.

Story
We had been unable to penetrate the industrial side of this client despite years of trying and past relationships on the office side of Levi Strauss &Co.'s business. With the hiring of the NorCal Industrial Team, our industrial brokerage continued the effort to find a way to break into the account. They were eventually successful in setting a meeting to discuss supply chain & logistics capabilities and the relationship with Levi's industrial operations began. Over the course of a year, the relationship grew, spearheaded by Rich Thompson, who heads our logistics and supply chain services, and industrial brokers Kevin Ahaesy and Jason Ovadia.

Opportunity
We were made aware of the most critical issue facing Levi's: their distribution centers were outdated, difficult to maintain and no longer served the changing needs of the business. Levi's was considering a complete overhaul of its DC network.

Strategy
Industrial brokerage immediately brought in PDS and over the course of four meetings, two in Chicago and two at one of the distribution centers, Levi's became convinced that our industrial PDS team was vital to Levi's efforts to revamp the manner in which they distribute merchandise to its customers. PDS sold its industrial platform and industrial expertise, its recent successes in constructing apparel distribution centers (Buckle, Dick's Sporting Goods and Adidas), its focus on project management services and its national footprint. Additionally, Mike Clemens was brought in to deliver facility planning services; Mike's expertise was added to the pitch and helped to solidify our position.

Result
Levi's eventually bid our services out, but because of the relationship and level of trust that was created, the business had already been won. Importantly, although industrial brokerage led the way, namely Kevin Ahaesy and Jason Ovadia in San Francisco, the first piece of business with this client was the PDS award. The industrial brokerage team continues to introduce cost saving, value-add services that the JLL platform will continue to benefit from as we begin to deliver and strengthen the ties between our two companies.
