Curtis, Mallet-Prevost, Colt & Mosle LLP

Situation/Process

  • Curtis was experiencing rapid growth in the Washington, DC office prior to the expiration of their current lease. They required new office space to accommodate this growth.
  • They engaged Jones Lang LaSalle to provide strategic analysis, brokerage services, and general contracting.
  • Our team identified various options and aggressively negotiated proposals with a short list to propose to the firm’s executive committee.
  • Once a final option was selected, we worked alongside Curtis on the lease documentation to finalize the transaction.

Results

  • As a result a lease was signed for 12,200 r.s.f. resulting in a relocation of the firm’s office to the top floor of 1717 Pennsylvania Avenue.
  • This included a lease assumption of the firm’s existing lease at 1200 New Hampshire Avenue. We secured competitive expansion options over the course of a 10-year lease term and negotiated for upgraded common area improvements.
  • Once the lease was completed, Curtis turned to Jones Lang LaSalle to act as the general contractor for the firm’s interior construction. We completed the interior build-out on time and under budget.
