DLA Piper


  • In 2008, DLA Piper (“DLA”) approached Jones Lang LaSalle about assisting the firm with renewing its lease at 6225 Smith Avenue in Baltimore, MD and resolving a number of issues with the building prior to its lease expiration in 2010.


  • Jones Lang LaSalle successfully addressed every issue DLA had with the building and achieved a long term favorable economic transaction with DLA’s landlord. The lease extension included:
    • A favorable long term rental rate including a reset base year
    • A flexible improvement allowance that could be used for any purpose and could be converted to rent abatement
    • An improvement allowance to upgrade the cafeteria
    • Every restroom in the building was upgraded to DLA standards
    • The parking and plaza were renovated
    • Elevators were repaired and upgraded, to include new finishes and control systems
    • Landlord agreed to increase its yearly subsidy of the building cafeteria.
