The client wanted to identify sites to develop port-related distribution buildings.

During final stages of construction, Alexander & Baldwin submitted an offer to buy both buildings in shell condition. Their strategy was to locate an east coast distribution hub for Matson Integrated Logistics and a key account, Hasbro Toys requiring 700,000 SF.

Oakmont pursued a “speed to market” strategy in order to complete its buildings before the competing product was available for occupancy.

At ground breaking, there was only two Class “A” buildings totaling 906,000 SF of space competing against Savannah Logistics Park but closed behind seven proposed buildings totaling 3.1 Million SF.
