Hartman Business Center I-V

Hartman Business Center – Austell, GA

In mid-2005, Opus South was dissatisfied with existing broker and sought out a more responsive team that could quickly deliver results on leasing up Buildings I, II & III.

Strong performance and speed of 100% lease up on Buildings I-III led to expansion of assignment to include Building IV & V. Subsequent efforts led to 55% lease up of Building IV. Currently in active discussions with two prospects to lease remaining space in Buildings V. These prospects’ requirements total 800,000 SF.

Status of the industrial park upon winning the assignment in late 2005: Building I was built out and 30% vacant. Building III was built out and 100% vacant. Building II was under construction and scheduled to deliver in 2006. Buildings IV & V were in the planning stages.

JLL Solution: Launched a national marketing program to promote Hartman Business Center to tenant rep brokers. Created proprietary list of industrial brokers by combining firm’s list of national broker contacts and using strong standing with SIOR to gain access to their membership list. Leveraged strong relationships with Atlanta tenant rep brokers to identify top prospects, negotiate leases and close deals.
