Challenges

  • Lease-up of new “bulk warehouse distribution building located near Hartsfield Atlanta International Airport
  • Counteract perception that immediate area was characterized by a high crime rate
  • Competing properties totaled over two million square feet of space

Solution

  • Aggressively cold-called tenants and brokers to promote development
  • Emphasized presence of Atlanta Police Academy adjacent to building site
  • Promoted the benefit of tax real estate tax savings available to the tenant
  • Coordinated analysis of tenant construction costs and supersized lease negotiation

Results

  • Lease executed at the completion of shell construction
  • Dyncorp (third party logistics) leased half the building for a ten year term and the other half for a five year term
