For this 180,000 s.f. lease renewal in Southwest Washington, Government Investor Services (GIS) worked aggressively from the outset to turn a procurement originally slated for the DC metrowide area into a sole source negotiation.

While securing the sole source negotiation, we simultaneously used our contacts within the tenant agency, the Administration and GSA to provide ownership with a solid understanding of the tenant’s commitment to the asset, the characteristics of the building and the dynamics of the key players in the procurement. This framed the renewal strategy for leverage within the negotiation.

The negotiation also included consideration of the existing conditions and upgrades to the building.  In particular, the lease addressed GSA compliance standards including ABAAS accessibility, LEED and fire protection and life safety. 

Keeping asset value in mind, GIS maximized the rental income while protecting cost exposure over the 10 year lease term.
