Government Investor Services (GIS) represented Prudential Real Estate Investors to retain the National Cancer Institute (NCI) in the buildings they had been in for 25 years. However, the Government’s Solicitation for Offers was clearly written to relocate NIH to a new location.

However, the lease was still expiring far in advance of the new occupancy date the Government was considering and a lease extension had to be negotiated. The result of the lease extension was lease term well beyond what the Government was originally willing to agree to at rates that the Landlord valued as favorable during a down turn in the economy. The extension period bridged an important gap of time that will ultimately play out to put the Landlord in a strong releasing market in 2013.
