Innovation delivers low cost, high payback results at Prominence

TIAA-CREF and Equity Office wanted to improve sustainability at Prominence, a 424,000 square foot office tower in Atlanta and challenged Jones Lang LaSalle to find ways to lower energy costs with minimal capital expense.  Our team began a program in 2009 to reduce energy through no-cost and low-cost programs.  The first year result was a $300,000—$0.71 per square foot—annual energy savings, with a capital investment payback of only 3 ½ months.   The improvements reduced energy usage by 28 percent and utility costs by 35 percent, enabling Prominence’s ENERGY STAR rating to soar 80 percent to 92, ranking it among the top 8 percent of similar buildings nationally. Tenant satisfaction also improved, with 64 percent fewer hot and cold calls during a 90-day period versus the same span in 2009.  The owners estimate that the sustainable improvements may add almost $4 million to the building’s value.
