Intense LEED focus at 550 West Washington earns a global first

Beacon Capital Partners has established a goal of earning LEED certification for all of its assets. As part of that initiative, the investor engaged Jones Lang LaSalle, property manager of its 405,000-square-foot Class A office building at 550 West Washington in downtown Chicago, to help the property achieve LEED status. We mobilized a corps of in-house experts in energy and sustainability, project and development services, and engineering and operations to work with our facility management team to attain a goal of at least LEED Gold certification.

After performing a feasibility study and cost analysis, we developed a strategy for success involving not only our facility management team, but several third party suppliers of services such as janitorial, pest management, lighting, and building and landscape architects. Our engineering and operation professionals retro-commissioned the equipment in the 10 year old building to meet LEED standards.

Our team prepared and submitted the LEED application, and the results exceeded expectations at the beginning of the project. In 2009, 550 West Washington became the first multi-tenant building in the world to achieve LEED Platinum certification for Operations & Maintenance. Thanks to energy-saving improvements such as retro-commissioning, Beacon Capital partners have enjoyed not only sustainable bragging rights, but a significant reduction in operating costs.
