Building LEED value at Chicago's 225 West Wacker

J.P. Morgan’s 255 West Wacker office tower in downtown Chicago had been considered a sustainable building since the 650,000-square-foot Class A asset earned an ENERGY STAR label in 1999. As LEED certification became a desirable goal during the next decade, J.P. Morgan asset managers wanted to take the property to the next level. Beginning in 2008, Jones Lang LaSalle, 225 West Wacker’s leasing agent and facility manager, entered a sustainability partnership with J.P. Morgan, with the goal of earning LEED certification for the building. With the help of our in-house energy and sustainability experts, our leasing and facility teams launched a multi-faceted green initiative including:

  • Installing a new automation system to better control building equipment and reduce energy use
  • Installing several energy-efficient lighting projects
  • Converting restroom fixtures to hands-free
  • Modifying leases and tenant agreements to reduce energy needed to provide building services
  • Engaging and educating tenants in green measures that diverted more than 62 percent of consumable waste and 100 percent of durable goods from landfills

In the first ten months of the project almost $725,000 was invested in sustainable building improvements. During that period electricity use was reduced by 11.5 percent for a savings of more than $60,000, and water use declined 40 percent with a 30 percent reduction in cost. In 2009, the building was awarded LEED Gold for Existing Buildings: Operation & Management. Sustainable improvements also earned the building an ENERGY STAR score of 91, placing it among the top 9 percent of similar buildings nationwide in energy efficiency.
