Case Study

Keystone at the Crossing

In 2005, BPG Properties, Ltd. acquired Keystone at the Crossing, a six building, 1.2 million square foot portfolio.  John Robinson, the exclusive leasing agent on the assignment was tasked with rebranding and repositioning the portfolio as the premier office environment in Indianapolis’ Keystone office submarket.  With the completion of a $15 million renovation of the buildings and amenities, Robinson instituted a $0.50 annual base rent increase to the over 200 leases signed since his assignment.  This initiative represented over 550,000 square feet, and comprised a successful renewal rate of 95% for existing tenants.
