Global Location Solutions: Economic Incentives

The nation’s leading provider of cable, entertainment and communications products and services wanted a top-flight Advanced Service Center for their most valued “Triple Play” customers who subscribed to internet, phone and cable—and they wanted it quickly. Company executives challenged us to help them make a sound real estate choice in 60 days, and execute as quickly as possible.

Relying on our ability for on-the-ground research in every major U.S. market, our strategic advisory team performed speedy but thorough labor, demographic and operating cost modeling and benchmarking of both existing and potential Mid-Atlantic locations. After generating an incentives negotiation competition between two city finalists, Largo, Md., offered the most attractive package. Our client was able to make an advantageous decision with room to spare on its two-month deadline.

Our team of specialists in tenant representation and project management negotiated a competitive 92,000-square-foot building lease and oversaw its fit-out with leading-edge technology and employee amenities specified by our client. In the end, the company received over $1.2 million in incentives including a $550,000 forgivable loan. Within two years our client was able to attract blue-chip employees and grow its workforce to 500 jobs housed in the service center.
