Case Study

1801 K Street: Transforming inside and out to move from vinatge to trophy asset

When Somerset Partners chose to invest in the Washington, DC market, it selected 1801 K Street, a 1970s vintage office building located in the heart of the Central Business District and just four blocks from the White House.  The firm then called upon Jones Lang LaSalle Construction to transform the space from vintage to trophy asset. 

The major design element included an overclad of the existing curtain wall using the original structural members and removing the existing façade from inside the building.  We structurally modified the top and bottom two floors to replace the sloped glazing systems, adding proportion and aesthetic appeal to the overall exterior.  The new façade boasts an energy-efficient glass curtain wall, which allows for floor-to-ceiling windows throughout.  To reflect the building’s sleek exterior, we continued the modernizations inside.  We upgraded the lobby and entrance, adding a concierge/security checkpoint, upgraded the elevators and restrooms, and installed a technologically advanced HVAC system to reflect a downtown Washington, DC, trophy office building. 

With our continued support as leasing agent and property manager, Somerset Partners’ first forray into the DC market is poised for success.
