1121 14th Street: Conquering urban construction challenges while erecting a green building

DRI Partners approached Jones Lang LaSalle to construct a mid-block, 80,000-square-foot “out of the ground” building.  We rose to the challenges of urban construction—which included an adjacent, simultaneous 12-story condominium project. 

The work included a cast-in-place structural concrete frame on spread-footing foundations; an architectural precast concrete façade, featuring natural stone at the ground floors; curtain wall and punched-window glazing systems; an IRMA roofing system with hot-liquid membrane; a condenser water HVAC system; natural stone and wood paneling in the main entrance and elevator lobby; and four Otis Gen II elevators. 

Despite the obstacles, the building delivered on time per the contracted 16-month schedule.  DRI presold the building to the Society for Neuroscience, which partnered with our team after building completion to obtain  LEED certification.  Thanks to our construction team’s expertise, the Society for Neuroscience’s building was rated LEED Gold certified.
