Investigating an airport before takeoff

When the City of Chicago decided to privatize its Midway Airport, there was no lack of interested suitors.

One of the finalists, Australian investment firm Brown & Babcock, engaged Jones Lang LaSalle professionals to evaluate several operational and other factors concerning the airport before submitting a formal offer.  In a short timeframe our real estate team:

  • Performed a 20-year projection study to analyze probable income stream from 21 Midway tenants
  • Analyzed off-airport parcels for potential relocation of certain functions
  • Conducted a site utilization study to determine the highest and best use for critical airport land holdings
  • Investigated areas of potential revenue enhancement through realignment of property controlled by the airport

Our due diligence helped Babcock & Brown prepare a prudent, credible offer to purchase Midway.  Though the offer was not accepted, our transaction-savvy client appreciated being able to make an informed decision on a very big deal.
